After we receive your request, we will check availability and get back to you in the quickest possible time. Some bookings will need to be guaranteed in order for us to honour them.

We usually do not require guaranteed bookings for our budget and mid-range rooms, except in some circumstances. You will be advised accordingly.
For the Luxury rooms a minimum deposit of four nights room rate is required. Minimum stay through the high season and full moon time is four nights. You will be advised if there are any deviations to this condition. Any credit remaining will be refunded in full upon checkout. Cancellations if made three weeks prior to scheduled arrival date will be refunded in full less 500 baht processing and account administration fees. If you fail to arrive on the scheduled day there will be no refund. Rooms will not be kept after the scheduled arrival day unless we are notified and availability so allows. 50% surcharge on Luxury rooms 31st December. All rates subject to 10% VAT. We reserve the right to refuse accommodations to any offensive person we so choose, regardless of them having paid a deposit.
